NORTH BEND, Ore. – A year after the Coos County Airport District began exploring development of a hotel at Southwest Oregon Regional Airport, the opportunity remains under consideration as the District continues working to attract a qualified developer. The project remains in the early stages since no progress has been made.                 

Despite the lack of quailified developers, the opportunity is being preserved in the Airport Master Plan currently under development, with a placeholder for potential hotel development included as part of the airport’s future land-use planning.

The effort began in September 2025 with a market feasibility study by HVS Consulting & Valuation. Completed in January, the study found that a hotel on airport property is market-supported and recommended an 80- to 100-room, upper-midscale, limited-service branded hotel.

Following the study, the Airport District Board authorized staff to seek qualified developers. Since then, no developer has come forward with a proposal. The District continues working with HVS to develop a targeted list of potential developers for a future Request for Qualifications (RFQ).

Under the concept being considered, a private developer would finance, construct and operate the 80-to-100 room hotel through a long-term ground lease. The District would retain ownership of the land and receive non-aeronautical lease revenue.
